A birds eye view of two custom homes we built in the community of Hawkseye. These were the final two developer lots in the community to be sold. Although there had been several contingent offers over the years some unique challenges prevented others from moving forward. The lots were wooded, sloping to rear property line where a wetland area existed. We were able help our clients envision the potential of what the sites could be with a concrete retaining line bordering the rear property lines and importing between 80-100 loads of fill dirt on each lot to bring them up to grade. A peek behind the walls and ceilings of a home with our "standard" insulation package. While we occasionally have clients elect to have their entire house insulated with spray foam, this approach features a few different types of insulation dependent on the location. We have found this to be the best bang for the buck approach while providing superior energy efficiency, air tightness, sound control and improved indoor air quality. The walls utilize R-23 Blown-in-Blanket (BIBS) insulation. The band board areas which are one of the leakiest spots in a home use R-21 Open Cell Spray Foam. The walls of the lower level entry level which in this home falls near a flood zone use R-21 Closed Cell Foam. This is a piling house with a cold floor ceiling, we use R-21 Open Cell Foam on all cold floors areas standard. With this hybrid approach to insulation we routinely achieve blower door air tightness test results between 1-2 ACH50.
