Canalfront Builders is a premier, full-service Design-Build firm in the Coastal Delaware region. We always start at the beginning… with the design. The design can be one you bring to us from another designer or architect. It can be one you found online that you wish to adapt to fit your specific needs. Or, you can start from scratch and work with our in-house designer on a plan that is completely custom. Most often, our clients share elements from a few different plans they like, and we create a new conceptual plan around those desires.
What is Design-Build?
A Design-Build company offers both home design and construction services under one roof. As a true Design-Build firm, Canalfront Builders offers an experienced team of experts: designer, project manager, field supervisor, and trusted trade partners working together in a seamless process that is focused on you.
How is the Design-Build process different from a more traditional construction process?
The Design-Build process provides consistent, collaborative communication throughout the entire project. By contrast, the traditional Design-Bid method typically utilizes a designer/architect and builder or general contractor separately. This method places more responsibility on the client to manage the different parties involved as they are working independently of each other. Common complaints include a back-and-forth lengthy design and pre-construction process, lack of communication between the different parties, house designs that may not align with the client’s budget, and incomplete scopes of work and selections that make it difficult to compare bids.
What are the benefits of working with Canalfront Builders as your Design-Build firm?
Working with an in-house team, communication is consistent throughout the entire process. We have a firm belief that the foundation of every successful project is laid early in the pre-construction phase. For example, at the end of Phase 1 Preliminary Design, we take the time to create a preliminary cost estimate, accurate to within 5-8% of the final contract price, prior to moving to Phase 2 (Final Design & Selections) to make sure the design aligns with the client’s budget. There’s nothing more disappointing than seeing a client spend months with an outside entity fully designing a home plan that in the end they can’t build because it doesn’t meet their budget goals. Our Design-Build process ensures you have a higher quality home that is expertly designed, managed and built on budget and delivered on time.
